That regular mortgage payment includes all the components of PITI, which stands for principal, interest, taxes and insurance. The monthly mortgage principal and interest total $2,608. If you don\u2019t specify, the additional money will go toward your next monthly mortgage payment instead, paying both principal and interest. This will still help you pay off your loan faster and save on interest, but not as much as making a payment toward the principal.<\/p>\n<h3>One extra payment<\/h3>\n<p>You can prepay your mortgage by making an extra monthly payment once a year, or 13 payments in a 12-month period. Using the same example mortgage, this amounts to over $125,000 in interest costs saved. This can be done as a lump sum once a year or through biweekly payments. <\/p>\n<h3>Biweekly payments<\/h3>\n<p>You can also choose to make one extra payment each year with biweekly mortgage payments. In this method, you split your monthly payment in half and pay one half every two weeks. Over the course of a year, you\u2019ll make 26 payments, which equals 13 monthly payments.<\/p>\n<h3>Additional payments<\/h3>\n<p>You can pay more toward your loan principal at any time. Some borrowers do this with windfalls, such as an unexpected bonus or inheritance. Others make smaller extra payments regularly if their monthly budget allows. Even an extra $50 or $100 toward your mortgage every month can drastically cut down on the total amount of interest you pay. <\/p>\n<h3>Recast your mortgage<\/h3>\n<p>If you have a lump sum available to put toward your mortgage \u2014 often at least $10,000 \u2014 consider recasting your loan. For a fee, your lender will amortize your loan with a new payment schedule. Your loan term will stay the same, but you\u2019ll have less to pay back. Plus, you\u2019ll keep the same mortgage rate \u2014 a big potential benefit over refinancing, which might lock you into a higher one. Keep in mind that some lenders don\u2019t offer recasting.<\/p>\n<p>If yours does, however, you could save a lot of money. Say you have that $400,000 mortgage at a 6.8% interest rate, and 10 years in, you receive a $75,000 inheritance. If you apply all $75,000 to your existing balance \u2014 $336,834 \u2014 you\u2019ll reduce your monthly payment to $1,998.68. That means you\u2019ll pocket more of the proceeds when you sell.<\/li>\n<li>\n<strong>You prefer less debt:<\/strong> Even though a mortgage is largely considered \u201cgood debt,\u201d you might want to pay it off for peace of mind. Doing so eliminates any risk of defaulting on the loan if your situation changes in the future.<\/li>\n<li>\n<strong>You\u2019re getting ready to retire:<\/strong> If you\u2019re approaching retirement and expect a decrease in income, paying extra on your mortgage now could help you prepare.<\/li>\n<\/ul>\n<h3>Questions to ask yourself before paying extra on your mortgage<\/h3>\n<p>When deciding whether to pay extra on a mortgage, look at your entire financial picture. Here are some important questions to consider:<\/p>\n<ul class=\"wp-block-list\">\n<li>\n<strong>Is your monthly budget already tight?<\/strong> If so, you might not want to put your limited discretionary funds toward your mortgage, a relatively inexpensive loan.<\/li>\n<li>\n<strong>Is your income variable or unpredictable?<\/strong> Consider saving any extra funds for the times when you don\u2019t have as much coming in.<\/li>\n<li>\n<strong>Are you close to paying off your loan?<\/strong> If you have a low balance on your mortgage, it might make sense to keep your payments as-is and invest extra funds elsewhere.<\/li>\n<li>\n<strong>Do you have an adequate<\/strong> <strong>emergency savings fund<\/strong><strong>?<\/strong> If not, focus on building these savings first \u2014 at least three to six months\u2019 worth of expenses.<\/li>\n<li>\n<strong>Are you<\/strong> <strong>saving enough for retirement<\/strong><strong>?<\/strong> If you\u2019re not sure if you\u2019re saving enough, use our retirement calculator.<\/li>\n<li>\n<strong>Do you have credit card balances or other loans with higher interest rates?<\/strong> Because mortgages aren\u2019t as expensive as other forms of debt, it often makes more sense to pay off credit cards or other loan balances before your home loan.<\/li>\n<li>\n<strong>Could your money get a higher return elsewhere? <\/strong>Depending on when you took out your mortgage, you may be paying a fairly low interest rate, potentially 4% or less.
